Do not book unless you are absolutely able to stay!! We booked a few months ago and my BF had a stroke so we had to cancel 2 weeks before reservation. They would only refund 1/2 our payment. Owners are not local so they cannot be contacted. Website does NOT state no refunds or partial refunds only for special events. Manager did all she could to try and get our full refund but said owners would not reconsider. Poor Customer service for unpredictable situation.

Had a medical issue and had to cancel our stay. Nothing was in terms or on website about canceling a reservation other than if a special event was happening locally. None going on when our stay was happening but park only would give a 50% refund 2 weeks prior to reservation. Park said that their policy but it never stated that anywhere!! Park not recommended at all!!

Melissa is a super friendly and helpful camp host. Felt very welcome. Good location, 15 minutes to the French Quarter. Clean showers and toilets, lots of maps with attractions in the area and free coffee were provided to us.

This place is a dump!!! Manager tried to work with me but there was no way we were going to stay there. Didnt get a refund only because I wouldn't work with the Manager. Theres other very nice rv parks to stay at.

Three Oaks and a Pine is a very modest rv park. We did a overnight stay. We had FHU which was a plus. Some people may feel that the neighborhood is questionable, but we felt safe as we left our class A MH to go into town, which this is a perfect location for that. Also the staff was nice. The only issue I had with the park is that they flat-out denied honoring our Passport America discount. No rim or reason they said they only give 10% off on a PA pass. I called Passport America and they said they would check into it. They said it wasn't right what they did. Anyway that's the only reason I gave a 3 star review.

This RV park was the perfect place to park and hook up while our family was visiting and exploring New Orleans. Staff was very friendly and helpful, there was plenty of room (we had a trailer with my car), and it was nice that the property was gated with access codes. It is located close to a little bit of everything New Orleans has to offer - though far enough out where you're not contending with the narrow streets downtown. The property was fairly quiet and calm, and peaceful enough to where our family could rest in between excursions.

A small RV park close to downtown. Still has nice sized campsites, though! Gated with a code, so my son and I felt safe during our stay! Clean bathrooms with hot showers, reasonably priced laundry, and full hookups. Nothing too special, but just what we needed!

This no frills RV park was made great by the tireless work of Ms. Francis. She took the time to greet each guest, get us situated, and always with courtesy and professionalism. We would see her walking the park to keep it clean. Ladies shower was old but Ms Francis kept it clean. Our initial 5 nights turned to 10 because we simply enjoyed it. She took the time to teach us little RV things that she had learned, since this our first time RVing. We will return. Thank you again Ms Franny!!

This RV park is so roomy!! Lot of space for turning. Nice staff and clean area easy process! However the location is not so good. It is right off the main busy traffics narrow highway Just be aware! We enjoyed staying here.

It was clean and quiet, and the staff was helpful, and friendly. The Uber driver they had a call number for was great, 15 bucks to Bourbon St.It's not the nicest neighborhood, but it's fenced in, and we had no problems. Close to the highway exit.

Great location for visiting the French Quarter, Managers are great! The park is locked at night and is well lit. The train noise was bearable, but we do live on the road so are accustomed to Trains, Planes and Automobiles. But NOLA is a busy place so noise is expected. We 2ould stay here again!!

We stayed in Three Oaks and A Pine for 7 nights in February of 2024. When we attempted to book reservations in the New Orleans, LA area roughly a year before our stay, we coudn't find anyone who would or could talk to us. 3 Oaks was the only RV park who agreed to give us a reservation.Three Oaks and A Pine is a bare bones RV park. The rate for our stay was very reasonable. Each site has water, sewer, and power. There is wifi but we ended up snitching our wifi from the motel next to the RV park. There is a laundry, and there are bathrooms for those campers without a toilet or shower facilities. There is no pool, hot tub, tennis courts, or playground for kids. There is no camp store. There is a Walmart about 3 miles west on Chef Menteur (US90) if you need groceries or supplies. The husband and wife team that manage the park are very nice and very helpful. 3 Oaks is about a fifteen minute drive from Basin Street Station. From there you can walk to The French Quarter, take a tour bus, or catch a trolley nearby. A one day trolley pass is $3.The park is backed up against the CSX Gentilly railroad yard. There is noise pretty much all day and night from the switching operations that take place in the yard. If you are a light sleeper, this might be an issue. Three Oaks and A Pine is in a questionable part of the city. When we told people where we were staying, they always expressed concern. On most nights, we could hear gunshots somewhere in the neighborhood. We weren't bothered by this but again, you might have some concerns. We had no problem with the neighborhood during our stay.Three Oaks and A Pine is basically a deep lot with RV slots on both sides. The center is gravel and the RV slots are grass. Our site was level and the leveling system on our class A motor home had no trouble arriving at a solution. There is an electric gate that protects the entrance. It is closed at night and you need a code to get into the site. There is some serious lighting all around the perimeter of the RV park. If you come back late at night you won't need to have your rig's porch light on.Understand that when you stay here, you are subject to bugs that are prevalent in this climate. Mosquitos were everywhere. We opted to do no cooking or eating outside because we would most likely be eaten alive. We were concerned for our tow car, a Fiat 500. Some mosquitos appeared large enough to carry the Fiat away. If they would get rid of some of the grass and add stone to the sites, the mosquito problem might get better? No matter where you go here in Louisiana, there are mosquitos. Be prepared.We came to 3 Oaks via I10 from the east. We we got off the I10 exit, and needed to turn left to arrive at the park. It was late on a Friday, during rush hour, and the traffic was heavy. Chef Menteur Highway is also US90 and it's divided. We waited what seemed like 2 hours to make our left turn, but it was really more like five minutes give or take. When you leave the park, only a right turn is possible. If you want to go back toward I10, you will have to turn right out of the park onto US90 east, make a left onto one of the many side streets, and then drive through a housing development making a long U-turn to arrive back on US90 west.The park came under new ownership about the time we arrived. There may be improvements in the works? Bottom line, this is an adult type of RV park. There's nothing here for kids. It's close to all of the things you might want to see in New Orleans and the price is decent. If the noise and the gunshots don't bother you, give it a try.

Overall good experience! We were warned about noisy cars etc, but it’s New Orleans so noise was already expected…not a shock when in a big fun city. Kevin was a big help with parking, bus schedules and generally kept the place well maintained. Gated with a code at night. We would definitely stay there again.

Moved from Olympia Washington to Louisiana. The hospitality here is impeccable! Reserved the spot blind and am very happy with my decision! Nice quiet gated community, with all the amenities! The minute I pulled in, the staff made me feel at home! Great location as well! Happy to be here!

We travel all over the US for my husband's work and the men's bucket list was to visit bourbon st. Which we did and after I'm so beyond happy we stayed at this rv park. Gated lots of room and hands down the friendliness of the staff was amazing!! I know some people complain about the trains well no reason to complain that's nothing they can control and your in New Orleans what do you expect? So yes we would Stay here again. Our 46ft fit perfectly and easy to get in to the back in spot with room for the dually. Thank you so much Three Oaks and pine rv park for being so friendly and on top of things!!!

Really liked the location. About 15mins by car to the French Quarter or catch the bus across the street. We stayed for two nights in August. It has electric hook up, well maintained, showers, laundry, pass code security gate, and friendly helpful staff. There is a train track at the back of the property but with the air conditioner on I slept through the night. Hope to be back soon.Highly recommend.

8 minutes from the center of New Orleans, very efficient and very welcoming on the phone, once arrived not disappointed, warm welcome, an available and attentive person. No limited arrival time, the Laundry for 3.50 dollars washed, dried. The cheapest in terms of price in Full Hookup. The place is rather quiet despite the location family atmosphere.We are very satisfied!!

While this campground isn’t anything fancy the staff are extremely friendly and helpful with information about the area. The lot is very well lit, has a security gate and is very convenient to the French Quarter. We plan on going back. 😄

Stayed 1 night. The park was tidy, security gate, and fenced in. The neighborhood is sketchy. The camp hostess was full of drama screaming on her phone. The campground is a short drive to the French quarter.

A very well-kept park located just a few miles from the famous French Quarter. Everything is kept clean. At this park, you'll find a staff that delights in making the guests feel welcome. The campsites are basically camping spots with 3-way service. There was enough room for our 35" travel trailer and tow vehicle, but not a place where one would enjoy spending the day. If you want to see New Orleans, it's a good place to stay.

The bathrooms and grounds were very clean. Ester was very helpful and all were friendly. It is gated..and for a reason. Not the best neighborhood but i never felt unsafe. I would stay there again if i am back in Nee Orleans.

Fantastic !Great bathrooms, clean, toilets flush great, paper always full.Water pressure 40 psi perfectPower great, 30 amp breaker not working, but used converter for 50 amp - 30 amp circuit.Dump connection great, clean worked great.Gate & security fantastic, on site police officer for security 24 hrs.++ Bus route into town across street ( lonely Oak -- bus stop ) - fantastic.Take bus to " Canal " street.Get off & take trolly down Canal street to " Bourbon " street.Walk up Bourbon street & have so so so much fun.Trolly & Bus run 24 hrs, cost $3/ day.The trolly ticket & bus tickets can be used by each other, so you only spend $3/ day for entire trip to & from RV park.

The sites were huge, you can park with ease. Ammenties seems clean. Price is reasonable. Neighborhood is sketchy, but with the gating and light, I feel safe inside. It's no resort, but a fine place to stay for a while. Would stay again.

“Campground’ is pretty much a parking lot with a little bit of grass at the site. It appears that many of the occupants live there full time. The Park is easy to get to off major expressways and does have a security gate that is closed in the late afternoon but open most of the day. At night the Park is well lit. Sight was level and the hookups where easy to access. The woman in the office was very pleasant and helpful with recommendations for everything. She provided detailed instructions on driving which was very helpful.While the park itself has quiet residents the surrounding community is constantly noisy. A freight train hub sits directly behind the Park and if you are sensitive to rumbling, banging, screeching, and the RV shaking, this is not the place for you. Sometimes the engine just sits and rumbles for an hour in the middle of the night.Friday, January 6, 2023 was an especially frightening night as gun shots rang out repeatedly, and seemed extremely close. Along with that, car engines revved, and drag racing occurred for a couple of hours starting at 10pm. I have never heard engines that loud on city streets. As I lay awake I wondered why I was not hearing any police sirens. Must be a ‘normal’ thing here.In summary, I would not recommend this park for anyone with children as there is no place to play and the surrounding commotion may be disturbing for them. The park itself is ok for the price, and for staying only a couple of nights.

An old FEMA camp converted to an RV park. Secure automatic gate. Fully fenced, but neighborhood was a little concerning. We heard gunshots in the area every night that we were there, however we personally had no issues. Trains run right next door and do some switching of cars during the night. This didn’t really bother us, but it might some folks. Unless you plan to spend a lot of time at the camp site, this is a great option while in NOLA. The ladies at the office and a local security guard staying at the campground were all very nice.

This is a small rv park in NOLA but the host is very Kind and hospitable. He gave us a lot of precious hints where to go, what places should be avoided and lots of useful info about the city. The bathrooms were clean there was also a nice lobby and the laundry room. We felt safe at the campsite which was a big plus. Big heads up to the host! It’s definitely a place we’d come back if we were in New Orleans again!

I am trying to cancel my reservation and I continue to be put on hold. I've called multiple times. The women working the phone at 2pm on Nov 8th 2024 doesn't ask you if she can put you on hold she just does it. The last call I tried to make she put me on hold for over 5 minutes. She's terrible. I had the same issues when I tried to make the initial reservation. I am glad I no longer have to stay here because the service is completely lacking. It wouldn't surprise me if their facilities are disgusting.

The best RV park in New Orleans. The location next to the marina was nice to wake up to in the morning. We had a site right next to the water. The on site guide, Adam, was outstanding! Our private tour of the city, parks, cemeteries and French Quarter was SO much better than the bus tours could offer. Adam's lifetime of knowledge of New Orleans was priceless.

My family and I stayed there for a week to visit with my granddaughter who happens to live there. We rented a rv and our spots that we We were in were gifted to us by our family member that lives there. It was an awesome experience there. We were in the presidential spot and the moved to another spot to finish out our stay. The two office/store ladies A. and C. Were amazing. They were both so welcoming and I was so impressed at how well they knew my granddaughter and how welconing and always gave attention and detail to all of our needs and visits in the office/store. Even as busy as they were it was never a issue with them. The General Manager Christy is so lucky to have them in as the ones to greet the guests. She herself is amazing. I was so impressed by her too. There isn't enough room to list out all that impressed me while being there. The owners sure did great by picking Christy. Everyone at the park that I and my family came across during our stay was great and we look forward to seeing them all again when we visit again. Please continue to keep doing what you are doing and take care of our little family that is there. Especially my pride and joy granddaughter.Thank you again for such a great experience.

Never a “villa” again. I can't say anything about the RV places.The first two rooms were dirty. A third was no longer available at first, then suddenly it was. This smelled a bit musty and we discovered early on that a wall in the corner was completely moldy. We actually booked 2 nights. We left after one night because this was unacceptable to us. With reference to the facts, we at least got our entire booking refunded.In itself a nice facility in an industrial area, just 15 minutes from the city center. Unfortunately, the condition of the rooms leaves a lot to be desired, and some of them are apparently not being rented out at all. The bed was also a disaster. I like to sleep softly, but this was far too soft.

This is a beautiful park and easy to get to off the freeway. We had an issue with our fifth wheel and could not unhook from our truck, so needed a longer spot than we had originally reserved. The office was very helpful in getting us a spot. We ate at the restaurant the first night and it was good. The best part of the park (for us!) was Adam! He runs the shuttle driver/tour guide business. Highly recommend you book a tour of New Orleans with him and we used the shuttle service to get into the French Quarter. He is a wealth of information and showed us a side of New Orleans we would not have seen otherwise. We also enjoyed the Katrina video that plays every morning in the Events Center.

surprisingly nice for an inner city marina, some water views, and you can walk the docks looking at boats. Lots of large rvs here. Nicely landscaped and well staffed. Plus they have a restaurant. Recommended

Overall a great spot but some details are not optimal.Good things:- The location is great. Calm site with only 12mins. with car to the French Quarter- Nice views of the water/harbor- Friendly service- The landscaping-person needs a big kudos: palm trees and bright colored flowers and well-maintained site areas makes the site look great- The sites themselves are ok spacious and has a bench set (they are very rustic/old though)Not so great things:- The check-in was weird. We were first placed on the opposite side of the park far away from the harbor/water, even though we specifically booked the category right next to the water (we had to point this out ourselves and was then given the right category - no explanation)- It’s nice that there’s a convenient store, however, they don’t really have that many things in the store- They have a bar and grill; we tried it but the food was so-so and we waited for almost 40min a to get a few simple items- The bath facilities are really not great: this was the main thing keeping this spot at a 3-star. It was old, dirty and there was no lock/door to the bathroom itself - only tiny shower curtains that didn’t even cover the whole area so the water came out on your stuff when showering (safety wise also quite unnerving bathing without a door 👀😅)- It was nice that there was a playground and a pool; however, the playground needs some maintenance/security check-up, it was a bit rough and had loose screws. The pool was ok, but quite small for such a big park and it was a lot of dirt in the bottom when we used it. And it was cold. The website said there was a hot tub, but that was closed for some reason.

We rented an RV site and stayed for 6 nights. This was a beautiful park sitting right on the lake. It was VERY clean and well manicured. We used the dog park and although some people don’t clean up after their dogs, (we find that in so many parks) our dogs enjoyed being able to run without the leash. It was easy to get to the sites that we wanted to visit from the park but traffic is a large problem!

The campground is excellent with the exception that there is a malfunction at the gate. Security code did not work on exit gate as it was only around 9:00 p.m.. My concern is getting out in the morning and the security code not working The staff seems to be dismissive in the front office but it assures me security will be available. When I call the number for security I simply get a voicemail. This would be a five-star rating but the fact that I am concerned about getting out at 7:00 a.m. in the morning without any comfort of knowing that I can reach security to get out in the event that the gate is not working to open up is concerning.

Rooms: We are in the campground sites with our 36-foot fifth wheel. There is plenty of space and nice greenery on both sides. Service: I would give more than 5 stars if I could! While in Alabama, this resort called to warn us of Hurricane Francine heading their way and offered to have us come in a day later. Once we got there, the young man who led us to our site offered to move the picnic table to make it easier to get in. AMAZING!Location: Exactly where we wanted to be and very easy to get into.

Beautiful park. All the staff were always helpful and friendly. Good security.Laundromat needs newer machines. 3 out of 4 washers worked and 1 out of 4 dryers worked properly. It shouldn't take 2 1/2 hrs to wash and dry 2 loads of clothes 🙄.We would definitely stay here again just get clothes done before arriving ☺

The uniqueness of this place is what drew us to rented the over the water units.PositivesKitchen equipped with stove, oven, refrigerator, freezer, microwave, dishwasher, sink, pots, pans, glass bowls and plates, glass drinkware, utensilsLiving space has 2 loveseats pull out beds, high top dining room table with 6 chairs (extra chairs in bedroom closets and living room) and tvBedrooms have one master bed that was comfortable with a master bathroom. Guest bedroom with bed not so comfortable and bathroom in hallway.Loft area perfect for kids who want to play but not too young to escape to the balcony rooftop or fall down stairs.Front porch and upstairs balcony that has a table and 3 chairs.Rec room had plenty of activities to enjoy from foosball to pool.Swimming pool.Restaurant had good wings and gator bites.NegativeThere is absolutely no first aid onsite!!! We were told the kitchen would have some, the kitchen said downstairs had some who were the ones that said the kitchen had them. Security didn’t have any and told us to call emergency services for a cut toe on our daughter’s foot that happened onsite. This is very concerning and pretty sure goes against OSHA regulations for employees.Hot tub unusable no waterKitchen did not have a baking pan, only 3 forks,Tv in the dining room area where the high top chairs blocked the view and was quit a distance from the loveseats.Pull out bed sheet were filthy. They had stains and black hair all over them.No chairs for downstairs porch and only 3 chairs on the deck.Beware of the small gator who is not afraid of humans who apparently have been feeding him.

Enjoyed our 4 days at the resort. The highlight of our trip was the recommendation for a tour from Adam. Adam provided the BEST tour we have ever been on, as he is so knowledgeable and passionate about the city. He shared some "hidden gems" and offered perfect recommendations for other things to see and do.

We loved staying at this beautiful RV resort for the month. We enjoyed taking walks on the pier that surrounds the Marina and grabbing dinner at the restaurant on the property. Also major +++ they do curbside trash pick up. 10/10 stay.

I would like to say what a great RV park this is . Great location and top notch service coupled with an excellent, level site. The best part of our stay was booking a tour of New Orleans with Adam. He is a local who has vast knowledge of the area and has great enthusiasm in his friendly presentation. Thanks again to Adam and the park for making our stay so memorable!

We had such a great experience, just one day to explore New Orleans…the park manager suggested we book Adam (shuttle/tour operator). He’s absolutely the best tour guide we’ve ever had (and we travel a lot!): extremely knowledgeable, friendly, accommodating and best of all, passionate about his amazing city. We will definitely return one day soon, thank you so much!!

Nicely located. The bathrooms were very clean! This was a very quite & clean rv park.Highly recommend booking a tour with Adam! He was very knowledgeable & accommodating.We did the $60 tour - he took us to the city park and allowed us to get out at Cafe Du Monde to try the beignets while there we were able to listen to live Saxophone music. He also took us to Metairie Cemetery where we were able to get out and walk around. we also seen the famous Bourbon Street along with seeing a lot of other sites downtown. He also recommend a restaurant to eat dinner at and came back later to pick us up.

Sites are overgrown with weeds. They are not wide enough to put out your awning. Staff lot the pool set overnight after an accident it sounds like in the pool instead of shocking it after it happened the day before they waited till late in the afternoon the next day and the pool is closed for an entire 24-hour period and the jacuzzi is indefinitely closed which nobody wants to tell you. They also do not have a quarter machine in their laundry room so you cannot even do laundry if you go at night.

Beautiful resort close enough to the French Quarter but very quiet and clean. Checking was a breeze. Sites are easy to access and have full hookups. The restaurant and pool are an added incentive.

15 mis to French quarter and Garden District. No fire pits on site 🙁 but loved that there was a bar for the adults. Food at the restaurant was at best just okay. Cool place to stay and hands down the best in the New Orleans area.

A truly wonderful complex that, in addition to parking space for campers, also offers villas and probably 3 houseboats. We ourselves had a villa with a king size bed on the ground floor, with a view of the small harbor, shop and restaurant. Each apartment also has a sun terrace. The apartment was clean and tidy, we really felt very comfortable for the 3 1/2 days and would come back at any time.Unfortunately we can't say anything about the food in the restaurant, the staff in the shop and reception were always friendly, helpful and did everything possible to help.A special highlight of the complex is the good Adam and his shuttle service. For $20 per person he will take you to the French Quarter in a good mood, or show you around his city for $60 per person. Both are highly recommended because you don't have to worry about parking. The city tour was great and interactive, we wanted to take a quick look at the city park or take photos at the cemetery? No problem. In the end we had ourselves taken back to the city park and were able to call him to pick us up via WhatsApp, really great.

We stayed one night in one of the tiny homes on the property. Such a cute and comfortable tiny home! It was truly exceptional. The entire property was very nice, and the staff were extremely friendly and helpful.The property is gated, and you will see security driving around the property throughout the day and night.Quick 10-15 minute drive will get you to the French Quarter for some sightseeing. Highly recommend staying at this gem!!

New Orleans RV resort and Marina might be the best "bang for your buck" campsite in all of New Orleans. It is on the lower end for monthly rental rates, has many amenities, and there is a marina that gives you access to the canal and the lake. 24-hour laundry, a fitness center, daily trash pick up; all at no additional charge. The only drawback is that there is very little shade to park a camper under. Everyone is super helpful and willing to try their best to accommodate.

Very friendly service with nightly security. Not too far from all the action of N.O. Just be careful to make sure you verify if your site can handle a big rig. We had to get a different site with a 34’ Class A- Premium Waterfront has some that will not fit. We upgraded and had a nice site on the canal, but still not very wide. We could not open our porch awning. Otherwise, I would recommend this RV campground.

I stayed in the Bungalow for 4 nights and I pray I can come back. I really enjoyed my time there and took advantage of the restaurant, which had really good food and service (Thank you Ms. Dayna and other staff). Ms. Cessileh of the front desk gave a warm welcome and I felt safe because the resort has a gate and security guard Mr. Chris patrolling the property. I would prefer to stay here over the other hotels in the area and to give an idea of price point, it was roughly $700. Hope to come back soon. *Pictures were taken at the end of my stay, I promise it was clean when I got there.*

The RV park was really nice. I was disappointed that the gate was broken and open the entire time we were there. Road noise was a little loud at times and the roads from the highway into the park were littered with garbage. Obviously not the fault of the resort.

We spent 3 nights in a tiny house. The first one was difficult and we wondered if we were even going to stay. The site we booked on didn't really give any details about the accommodation and we were expecting something completely different. After these 3 nights, we can say that we enjoyed our stay but there were some negative points that were difficult to overlook. Firstly, the stifling heat of the accommodation at the end of the day (when the sun shines on the room), the air conditioning which does not send enough fresh air at that time but above all, which makes a lot of noise if it is on ( and we have no choice but to leave it on). The accommodation was not clean at all. It was sticking to the bottom of the microwave and the floor clearly hadn't been cleaned. We were invaded by ants in the bathroom and I woke up one morning with one on my finger. Some were also found dead in our bed upon our arrival. Finally, we paid for wifi even though we didn't have access to it in our accommodation (it was too far from reception), so we paid for nothing! However, I must emphasize that the small terrace was very pleasant and that if these concerns are taken into account and improved, the place has a lot of potential. The staff is very nice, the small “supermarket/boutique” is appreciable. Big plus for the washing machine and dryer in our accommodation. The place is quite quiet and not very far from the center.

Stayed for 2 nights in our fithwheel RV. We had no trouble getting to or finding the location. Resort is very clean. Staff is very helpful. Couple spots along the edge of the welcome center were a little tight but overall not bad. Pool is a bit small but good enough for relaxing. Camp store is more of a gift shop than a camp store but they did have everything we needed during our stay. The location is perfect for anyone wanting to visit New Orleans. We will definitely come back if/when we go for another visit to NOLA.

This rv resort is beautiful. Well kept, nice clean sites. We use Adam (through resort) to go on a city tour $60 each and later to head down to the French Quarter $20 each. He is awesome and very knowledgeable of NOLA. We ate at the restaurant/bar. Great service and good food. Would return!

place only has 4 small washers for over 100 lots and people think it’s okay to take up all 4 washers. very selfish. you can really tell they put these houses up quick and terrible, had leaking through our bathroom. also our tv would not connect and just not usable. Along with the “hot tub” it says it includes but it’s “out of order”. EXTREMELY disappointing wouldn’t reccomend.

We stayed at the RV park. Sites are nice with many options including pull through, back in and water front. Sites are gravel, level and with picnic table. Excellent location within 12 minutes of French Quarter and about 20 minutes to Garden District. Resort offers shuttle service at certain times, but we used Uber. Nice restaurant/bar on site with good food and drinks. Is near airport, but with fan running had no issues sleeping. All roads through out resort are paved.

Outside the city but with easy access.We prefer not to be right in a big city, and this campground was a great choice. Nice view of the water, an onsite restaurant, and landscaping that helps add privacy to each site. Water pressure was good, Starlink worked well, and our site was level.We went into the city and did several scenic drives, and this location made a good base. Although we stayed over the Easter holiday and the campground was busy, it was still relatively quiet during the day, and quiet at night. Would stay again.

Perfect park for a New Orleans visit. Check in was the best I've ever experienced, I think her name was Kristy.Adam provided our shuttle to downtown and was fantastic. The restaurant food and drinks were good and its handy to have that available at the property. The park was easy to access and had lots of room for big rigs.

Our premium waterfront RV site looked squarely at their “villas” nothing like the view you see on their website. At $100 a night I expected more. The park was clean and they had a lot of landscaping which provided some privacy and visual appeal. The sites are quite close and some perimeters have large stones as edging which can make maneuvering more challenging. The shuttle into NOLA is $20 per person. At Many parks we travel to staff is friendly, if they drive by on trash routes they’ll give you a smile and a wave, not here, most of them were avoidant of any contact, even the check in staff could barely be bothered. The location is close to attractions and with that came lots of noise. The pool looked lovely although we didn’t use it, the hot tub is a backyard style with a lift off cover.
Only visited the restaurant.

We stayed for 10 days, in the Villas. It was a great place, quiet and clean. The staff was awesome!The villas are unique-2 bedrooms, bathroom, kitchenette. Canal view with a little deck! The room was clean and comfortable.The hidden gem at this resort is Adam! Adam runs a shuttle service from the resort to the French Quarter daily. I can’t say enough good things about Adam and what a pleasure it was to get to know him, and have him share his knowledge of the city and the history of New Orleans.The resort is beautifully maintained, all of the staff we encountered were friendly and helpful.We highly recommend this resort, and will stay again!

Very nice RV park with good sized sites and picnic tables. Great views of the marina. Lighthouse Grill had great food and happy hour was always fun. Washrooms were a bit run down, but always clean. Laundry facility was reasonably priced and machines were all in working order. Office staff were friendly and approachable. Adam, the shuttle driver and tour guide, was wonderful. His knowledge of New Orleans and its history and culture, was invaluable. His reasonably priced shuttle to the French Quarter certainly beat out the overpriced taxi drivers who resented driving us back to the resort at night.The only disappointments were the unreliable WIFI that you had to pay extra for, and the cable TV that provided no signal the whole week we were there. For these reasons I took off one star.

Staff is fantastic. Adam is a sole proprietor providing shuttle services in and out of New Orleans and also provides a 3-hour tour of the real New Orleans. He is exceptional in every way. I highly recommend you spend some time with Adam. He picks you up at around 11:30 and takes you through some of the most prestigious areas of New Orleans and then drops you off in Bourbon Street. He's always on time and very knowledgeable and kind.. I highly recommend this location if your RVing in New Orleans

This campground is conveniently located to the French Quarter and New Orleans sights, however it's not near much of anything else and the surrounding area is rundown.The campsites are a bit tight for both a trailer and a pickup truck. Palm trees in between sites provide privacy, it's quiet and clean there.Biggest complaint is that Wi-Fi is an additional charge, which is not explained anywhere on their website that I could find and wasn't mentioned during check-in...cost wasn't bad, but for the nightly rate, I would expect it to be included as it is at other campgrounds.

We decided on this location based on the reviews of Adam, the transportation/tour service that he provides. We are so glad that we chose this resort not only because the service, amenities and location were perfect, but Adam surpassed our expectations and delivered an amazing tour of New Orleans. Hearing about New Orleans from a local who was born and raised in the area, brought the city alive and gave us such an appreciation for all the rich history that has happened. When you check into the resort make sure to ask about Adam and his tours. The resort guides you to him. He makes it very easy to enjoy your time while seeing much more than just the French Quarter.

We enjoyed our stay here and will stay again next time we visit New Orleans. Our spot was near the docks and was spacious with nice lawns for lounging. Hard to believe it was so heavily impacted by Katrina, they’ve done a great job restoring the park.

I must say initially my Aunt and I were thrown off because she expected more of a hotel setting. The first day started off bad with being placed on hold for no reason while the young ladies held a discussion. I know this because I walked to the front desk and the young lady unbeknownst that it was me calling did the exact same thing right in my face “hold please”. Honestly after this one mishap everything else was great. We actually loved the location…HIDDEN GEM 💎. Very private and away from everything. Nice “Honeycomb hideout”. Our room had our own deck facing the water which was wonderful to take in every morning with a cup of coffee. ADAM ADAM ADAM…IS ANOTHER GEM OF YOUR PROPERTY. Adam was our Tour guide and a Fantastic one if I may say so myself. He was so down to earth and very informative of NOLA. He was always very helpful and made sure we understood the daily drop off and pick up schedule. Big thanks also to Jerry who came to the rescue for TV repair. Jerry you Rock! Last but definitely not least LIGHTHOUSE BAR & GRILL ( located directly on the property) THE BEST. Daily $5 Happy hour drinks, great food and good music 🎶. This was my first visit to NOLA a definitely NOT my last thanks to you guys. Will definitely be back very soon.

Very clean, quiet and friendly. Every aspect of our stay here was easy and convenient, from the online reservation, (after hours) check in, escort to our site and follow up to ensure we were all set. We ate at the restaurant / bar here both nights (food exceptionally good) and enjoyed the jacuzzi set up beside the main building. Short distance to New Orleans makes this a definite favorite for us going forward. Highly recommend this resort.

It was nice staying on the property. The check-in staff was helpful and did their best to make my stay comfortable, even with everything that was messed up. It was convenient that they had a restaurant on the property, there's a pool (I didn't get in because it was dirty), the hot tub was on site and I loved that, and the store was there but it wasn't open long. They have a laundry room and fitness room as well. The property is very convenient. I just wish it was closer to stores. A lot of places didn't want to deliver or give rides from the property. The shuttle was ok but he only takes you to the French quarter and back and it's specific times so if you plan on coming back after 830 at night, you have to find your own way. Overall stay was good though.

Very nice clean park with kind and helpful staff! Very close to the French Quarter - just a short car ride. Lighthouse restaurant was great - enjoyed dinner one night and cocktails another night. We would definitely stay here again!!

Great location right on the water with easy Uber ride ($16 - $28) to go back and forth to the French Quarter. The property was quite, safe and clean. Unfortunately, hot tub/pool were closed for the winter and we didn't go to the restaurant, but the menu items were reasonably priced.

Resort was clean and quiet. We had an RV site with a view of the canal. The very best part of the stay was meeting and getting to know Adam. He drives the shuttle bus and gives city/cemetery tours. He's a wealth of knowledge about what to do in New Orleans and where to eat. It was interesting to learn how Adam and his family survived during hurricane Katrina.

What a great experience we had at New Orleans rv and Marina. It is not the easiest resort to get to but once there it didn’t matter. Facilities were great,,restaurant very nice, staff friendly. The jewel there is Adam, he will shuttle you to the French Quarter with history being passed on. His city tour and the telling of Katrina was personal and heartfelt. We had a very nice stay at this gated, off the beaten path RV park on the marina. Nicely manicured spacious sites. Great reasturant with friendly staff and a new Mardi Gras drink menu. Took the city tour with Adam.....fantastic. He is a lifetime New Orleans guy with a wealth of knowledge and aims to please. Would stay again.

The park is very well maintained and the grounds are nice. The restaurant has good food the service is slow and our waitress never came back to ask us if we needed anything. The only time we saw her was to take our order, bring us our food and give us our check.

I came for the New Year's Eve of 2023 to stay only one night! I went to the website and selected a premium site back to the water, the most expensive available just to have a nice experience with my family on the night of the 31st. I arrived at the check in and the person gave me the paperwork to sign and asked me to wait for someone to take me to my site. I arrived at my site and it was not premium at all, actually it was back to a yacht repair business.I went back to the reception and told my site was wrong because I booked and selected a premium site but the lady told me they were sold out. The worst part is that they charged me for the full amount of the premium site, never mentioned to me on the check in the site was not available. They only refunded me because I went there to complain.We spent our new year nigh back to a yacht repair building with no view to the fire works.Not to mention the restrooms are dirt, shower and toiled broken, spa and pool not working.That was a very bad experience, I would not recommend this place!Below there's a picture of the site they gave me and a picture of the site I booked.

Nice place. Sketchy area though. Hear gun shots at night across the water. You feel safe here though, dont get me wrong. Nice restaurantNice workout room. Honestly probably the best I've seen yet, and I have been around. None of them are really all that good but this has a squat rack and brand new tread mills. Certainly a diamond in the rough. The pool is off the bar and you can see the river. Pretty cool.

Mix feelings.... not many options in New Orleans. I like the location and the park but the freeway access and France Rd are scary at night.... the employees were great, showed to our site. We were in a 40 foot motorhome and had the biggest tree in the park 2inches from our back bumper and the front bumper was inches from the road. No room for our tow car. The security gates were supposed to close after 9pm.... we never saw the exit closed and the entrance was rarely closed and we stayed out late every night. I understand the land is valuable but the spots are too tight. Nice restaurant and we loved the view of the marina.

I normally don't write reviews but I thought some clarity should be given to understand the many previous conflicting reviews. After reviewing these reviews, we decided to stay in a dog-friendly 2 bedroom Villa but also had our small RV so here are 2 reviews in one. We stayed for a week. In short, the entire facility is a work in progress as it appears the new owners since early 2022 are spending money to fix things up.The campground (5 stars) is newly paved and the RV pads are compacted gravel which is in very good condition. The landscaping between and around the pads is kept up. They seem to be working on the bathroom buildings now as the one in the middle of the campground was closed and the one in the main building was open and is clean but in need of upgrading. Presumably they couldn't close both bathhouses at once. I heard others mention the laundry also needed upgrading. I would have zero hesitation to stay in the campground again.Our Seabrook Villa was just OK (2 to 3 stars). The positive was the the rooms were clean and the TV, AC/heat (we needed to use both due to weather changes) worked well and the shower stall was new with plenty of hot water. Bed linens were good. The negative was that the furnishings (beds, table, counters, etc...) are old and need to be replaced. They work but are simply worn out. Bath towels also were very thin. I'm guessing that work on the Seabrook Villas will probably be done after the RV campground is finished. I would wait to use the Villas again until I knew upgrades were done. There are 7 or 8 Seabrook Villa buildings so they may not work them all at once, if ever. I have no information about the floating Villas or tiny houses.As for safety, we felt safe and security drove the complex at night as we saw them while walking our dog. Other RVers mentioned they walked their dogs at 3 a.m. and also saw the security truck and felt safe. The place is in an area of old warehouses of which some are being used and others not. Hurricane Katrina messed up access for the large ships so they can no longer get into the canal and therefore the warehouses haven't been needed. There is an onsite marina and also an adjacent operating marina. Due to its location, virtually no one will be there except people using the facility so we had no issues at all with unwanted strangers as there were none.We did not eat at the restaurant.The location is great for accessing NOLA including the French Quarter and Canal Street (15 minutes), south shore of Lake Ponchatrain (5 minutes), the NPS Battle of New Orleans park (15 minutes) and several plantations.

Adams shuttle and city tour are a must! Adams Shuttle price is cheaper then Uber or Lift, and van is better than the cars we rode in when we made that mistake. Adams city Tour will absolutely open your eyes to what a beautiful place New Orleans really is, it’s a personalTour not some person on a microphone reading a script. It's Adam showing you his home town.The onsite bar and restaurant was good on a rainy day when I did not want to grill.This place was a pleasant surprise. When you get off the highway you wonder if you have never been here as you drive past old industrial Park on right and flood wall on left.Then you arrive and it’s a clean oasis. Very quiet campground. (As a pilot I like hearing the occasional airplane from down the street.)

Second time we have been here, first time under new ownership. The office staff is not super helpful, not like the previous staff.The best part of the campground is the shuttle service provided by Adam. He makes your time here stress-free and so much more enjoyable. His tour was amazing. You get to see this city in a way that you never will if you aren't a local. Adam is friendly and provides a great service for a very reasonable price. Highly recommend his tour and utilizing his services while you stay here.

My husband and I go to NOLA every year and this is the first time we decided to stay outside the French quarter. It was perfect! We were still within a short driving distance to all the spots we love (5-10 minutes) but it felt very cozy and secluded. The staff was wonderful, the on-site restaurant was great, and the facilities were very clean. We'll definitely be booking here again.

Stayed here 4 nights. We are in a 45 ft Motorhome pulling a stacker trailer. The pull through spot accommodated all of our 72 feet without having to unhook. Very clean park. Everyone was extremely pleasant. The food, drinks and service at the restaurant was very good.
Many RV parks call themselves “a Resort” when they are little more than a concrete pad with hookups. Not so with New Orleans RV Resort & Marina. It truly felt like a luxury park. Our site was right by the water so we had a lovely view of the many boats docked there. Most sites were surrounded by lush palms giving it a real vacation feel. It was a pleasure to have the Lighthouse grill on site so we didn’t have to go into town for a meal and I didn’t have to cook!! The food was good and the service excellent. Although the weather was inclement and we didn’t use the pool or hot tub, it was nice knowing they were there. We would definitely recommend staying there. Good value for the money.

Nice place about 12 minute drive to Bourbon St. We used Lyft and it was surprisingly easy to take there and back. Very quiet, hearing a train or jet now and then. Bathhouse was old but we didn’t need so no problem. Would definitely stay there again and recommend to other RVers.

I will write a short review so I make sure that everyone who wants to rent one of their room get the right information.- the room floor and the room are extremely dirty. The floor was absolutely dusty and black.- the air filters must be changed. It let some black dirt on the bed, furnitures and the floor.- THE PLACE IS INFESTED BY COCKROACHES.- the wifi is a paid wifi.- no water pressure.The list is so long.I DON’T UNDERSTAND HOW IT’S LEGAL TO RENT A PLACE THAT DISGUSTING.If you don’t have your RV DON’T go to this place.DON’T RENT THEIR STUDIO/CABIN.

Stayed in RV park. Quiet location. Staff was ok but not overly helpful or friendly. Site was unlevel by 4” side to side. Sewer is in the center of the site so if you have a hookup in the back make sure you have extra hoses. The resort property is well maintained. Showers up front were old but hot water was good. Other showers were being renovated so hopefully they do the front as well. Nice bar onsite with decent bar food. The one major complaint we have is the fall out from the nearby cement factory. Our rig and truck was covered in a fine white silt. So what’s in the rig also is in your lungs. They should install a free RV wash!

First time staying here and already have booked a couple of short stays in July 2023 and the whole week for Mardi Gras 2024!!!!Super great place, clean, well maintained!!! Very nice people!!!IF you're going to Mardi Gra - this is the place to stay, 15 minutes or less to Bourbon Street AND, they have a shuttle service that does drop off and pickup downtown (French Quarter).Also, if you don't want to drive to eat - they have The Lighthouse Bar & Grill right on the property!!!OCTOBER 2023 -Still GREAT location to stay for visits to New Orleans!!!This is our 4th time here this year and already have two other stays planned - Lindsey is great and everyone is always so friendly!!!

I live in New Orleans and I am an avid outdoorsman (hunting and fishing). I know what it means to "rough it". I had no idea I would do that 8 minutes from my house on the lakefront in New Orleans and 12 mintues from Downtown New Orleans. The Skinny: book a nice hotel downtown and skip this place entirely. I bought into their, "come and make memories" and since my 22ft Center console boat is docked right next door, I rented a "condo" for 2 nights to dig in, fish with family, and enjoy what I thought was going to be a resort style adventure on the water. I should have just gone to my camp an hour away and done it right. For the ridiculous price of $329/night, excluding fees and tax, this is what I got:Broken front door, hard to open.Dirty dishes from last occupant unwashed in dishwasher.2 broken chairs in living room with nasty worn headrests from 1000 prior skulls. Both leaned precariously to the right when seated.TV with one channel. WYES only. Other 2 TV’s obviously new because of the Walmart stickers still on them; “Comcast error” the only Channel to watch.Door to laundry closet broken, open, blocking access to hallway. Showers non-functional since the 12 inch luxury shower head was fed by a water stream worthy of an RV. The water only dribbled out of ½ the jets and onto the shower valve handle. Cheap beds, and pillows that were like garbage bags tied with a knot with air in them. Screamed: “this place was outfitted at Walmart” (Vizio TV’s added to that vibe). Back Pier Condemned, so night fishing with the kids impossible. I had hoped to enjoy watching kids catch bait and fish like we did back in the day, off of piers while parents cocktailed. It’s the real reason I booked this condo since I already have a camp nearby that has better amenities. Epic fail on their part and my fishing lights went unused.Air Conditioners over bed; keep you awake all night. They sound like space ships powering up, then take off, then shut off. Does that over and over all night.Paid internet is deficient (see other posts from guests; never rectified) and my daughter couldn’t watch YouTube on her iPad. With no night fishing options and no reliable internet, my daughter asked me to bring her home within 2 hours of arrival. When she told my wife about the place, my wife and my other daughter refused to come, so I slept in that dump alone and fished my fully fueled/baited boat without them the next morning.If you want to do it right: stay at the lavish Windsor Court or Monteleon Hotels Downtown, with robes hanging in the closet and high tea at noon. Please skip this glorified trailer park entirely. My city offers way more than this place can possibly deliver, especially at 5 star hotel prices! See attached confirmation for proof of this robbery.

We are from Arkansas and have stayed at this Rv resort many times over the last 15 years but only for 2 or 3 days at a time. This past week we were there for 6 days and also had family come in from Illinois and Florida with rv’s and we were all three together side by side. It was absolutely the best week ever. We dined in the Lighthouse restaurant two nights and the service and food was top rate. It always has been since we have been going there. We had such a great time we plan to be back more frequently for weekly stays.

Having never been to New Orleans we didn't know where to stay or what to expect. After asking on FB for recommendations.. everyone said “ dont go to NOLA”. “ Avoid NOLA”I got scared. We decided to ignore the advice and found this RV campground. We stayed here 2 nights. IT is LOVELY!!It is located on the water in an area that is very industrial and abandoned. So dont get scared! Seems that after Katrina when the leveys were repaired the waterway into this area was cut off to large ships so these huge industrial businesses were forced to shut down or move… so dont be scared when you drive thru.We had a spot directly on the water. #17. very big! Friendly staff, beautiful pool, bery good restaurant on site…Jessica the bartender was 👍🏻.. all in all a really really nice park. Order the catfish it is EXCEPTIONALThen theres Adam.❤️. He runs a shuttle service to the french quarter 3 times a day. (10-15 minutes away). He also runs a tour of NOLA if that suits your fancy. We took his tour $60pp and he took us all over NO. Well worth it!!! We left at 10:30aHe dropped us at Bourbon St at 4:00pm and came back and got us when we were ready to leave. We saw everything there was to see in NO. from one side to the other. He was a wealth of information. Take the tour!!!Would definitely come back!!! 😊

Really nice RV park. We had a waterfront spot, and it was nice to be on the water. Staff was friendly. There is an onsite bar and grill, very nice. The downside...water pressure was horrible, like just a trickle out of the rv faucets. Had to run on the rv pump. The bathrooms really need attention. Loose shower valves and the water pressure issue affected those bathrooms as well.

Excellent place to stay & explore “the Big Easy”.Nice staff, great location.One restroom & laundry are currently under renovation, so that will improve soon.Other restroom had crazy bad shower controls…nearly burned myself & unable to cool the flow.BUT the rest was good enough to still give the place five stars.The NUMBER ONE best feature of this park is the shuttle operator, Adam. Great RV Park! The resort is clean and well maintained. It has paved roads throughout the grounds and gravel sites for the RV. It has waterfront and water view sites. It has a dog park, pool, and an onsite restaurant. We were so happy we stayed here instead of the other popular park near the French Quarter.The highlight of our trip was Adam Shelmire who runs the shuttle service at the resort. We used the shuttle to go to the French Quarter and not have to worry about parking. Adam was wonderful and the shuttle service was money well spent. We booked Adam 2 days later to take a tour of the city. It was about 3 hours, but we stopped at several locations to stretch and walk for a bit. Adam’s knowledge of the city and its history is simply amazing. The tour really helped us see that there is much more to New Orleans outside of the French Quarter for which it is best known.

Lots of RV sites that are flat, compacted gravel and spacious. It had rained so no opinion on the dust potential from the gravel roads during our week there. Free wi-fi was marginal but worked for mail and browsing. Water pressure was somewhat low compared to other places we've been, but usable for basics. Proximity to French Quarter is great, as well as access to the Interstate for other explorations. Friendly staff, great pool area, and a good restaurant on site. We will try to come here again in the future.

We stayed in this resort for a week and could not have been happier! Nicely maintained park, beautiful pool. We also ate in the restaurant a couple of times and the service and the food was excellent. Best feature: Adam's Custom Transportation and Shuttle Service. We went into town on several days with him. And he gave us an amazing tour of the city. He is extremely knowledgable about the city and its history. We saw many things off the beaten path (certainly would not have seen on other tours). And he took the time to answer our many questionsand give us recommendations for restaurants, etc. We will return to this park in the future.

This was the second time we've stayed here. We stayed here 10 years ago. I called about a month in advance of our stay and requested and was told I could give my preference for the spot or spots that we wanted and I did so. I was told that the computer then ultimately decides where you'll stay and it was nowhere near the spots I had chosen. At first, I was frustrated but the office was closed by the time we arrived. As it turned out, the computer made a better choice. The happy hour hurricanes are very good. Bar staff is friendly and the pool looked inviting but we did not use it. The roads are rough around this RV resort; however, the roads are rough everywhere around this RV resort and in the downtown area. Terrible drivers. Worse than Houston. We would stay here again. Just found out when I got my credit card stmt that I was charged more than was confirmed with me via email. I am disputing.

This place is really an oasis in New Orleans... And after a day around New Orleans/French Quarter it's so nice to come back to really nice campground that looks and feels amazing, right on the boat doc harbor. It really has a beach/dock vibe to it (including the breeze). It's super clean and a great on site restaurant/bar. The staff was great and even though we only stayed one night... We will be back and next time we will stay at least 2 or 3 nights just to enjoy the area and retreat back to this amazing rv resort.

We stayed here for an event at the convention center and it is about 15 minutes without traffic to the city for those wondering (about $18 for an Uber). This location has some highlights for sure like the gym, pool, restaurant on site and view of the water but there are some items they will need to improve soon. For example the bathroom facilities are very poor with broken showers, horrible water temperature regulation and broken controls. The bathrooms also had holes in the ceiling in some areas and overall looked run down. When we arrived the security gates were wide open and not working properly to auto close (12am) so don't be fooled by the gates description. We then setup at midnight only to have a lady who described herself as 'Leon's sister' knock on our door and ask for a phone charger. Against my better inner judgement I lent her one only to confirm what I suspected that i would never see it again. WiFi is also not free (though not very expensive) and the pull through spots are just barely long enough to park your truck on after detaching. The drive to this spot is also not very appealing. It is an industrial waterfront and i could see a yacht repair from my side of camp. Given it's proximity to the airport you can also hear the occasional plane.All in all i don't think I'll come back until some changes and improvements are made.

Don’t be alarmed by the area. As you come in, you go through an industrial zone…. But, once you pull into the fully fenced and gated park, it’s like a lovely little oasis. Super quiet and peaceful, but only 15 mins to the French Quarter. It’s great! The staff was friendly and accommodating and the facilities were clean. The pool is small, but nice and they have a great bar/ restaurant with a happy hour. I was so pleasantly surprised by this big city campground. We will definitely stay here again.

I stayed here for a quick weekend getaway. This location was recommended to me by my travel agency. Lady at the front desk is very friendly. She made the check in and out process super easy. All the staff was wonderful. They take you to your room and give you needed information. Location is perfect. Only 12 minutes from the French Quarter. They also offer a shuttle if you don't have your own transportation. Rooms were very clean and the bed was so comfortable. I did not make it to the bar. But I will next time. The water was very peaceful. It was also gated, which maxe me feel very safe. I definitely recommend you stay here! Especially if you don't like the noise of bourbon st. Plus it's very affordable.

This is a gorgeous park right on the water. The property is very well kept up. The restaurant on property is an added bonus, although we didn’t try to the food. The happy hour was great! The dog park is good sized and not just a giant dirt pit. The swimming pool was gorgeous. Everything was very well done. My only complaint is that it’s kind of far from the French Quarter.

We stayed 3 days and 2 nights at the New Orleans RV Park and Marina. We had an AWESOME time. We Felt very safe and the overall resort was extremely clean.The resort is approximately 20 minutes from the French Quarter by van. The highlight of our trip was the city tour given by Adam. For $60 per person, you get a 3 hour tour of the city, and shuttle service to/ from the French Quarter . Adam picks you up in front of the campground store, and takes you on an excellent tour of the greater New Orleans area. He is a former camp ground employee, and was actually in the city when hurricane Katrina hit in 2005. He has a unique perspective of the area before / after the hurricane. If you want to safely see New Orleans from the perspective of someone that has lived in the area his entire life, stay at this resort and take the tour with Adam, you will not be disappointed.The drive to the RV park is a little industrial due to the ship yards on lake Ponchatrain , but the park itself is maintained at a very high level. We also want to shout out to Eric, who made us feel welcomed, and took us to our site upon our arrival.5 out of 5 experience in New Orleans.Rob

We stayed here for 4 nights on our little mini-vaca coming from FL. The place itself is very nice with patches of grass, palm trees at each site. A few negatives; the extra parking is a bit far as there was “no parking” signs just in front of our RV spot that appeared they were using for old cars and misc. things just behind the bath house. The site that we stayed in (#33) was pretty narrow and thus we also had to park our truck in the overflow parking lot. Lastly, it would be nice if the restaurant served breakfast as there is nothing close by. Having said that, we enjoyed food a few nights at the restaurant and we would stay again.
The rooms can use a face lift, the housekeeping supervisor, she's is awesome, so helpful, she should be the front desk manager. This spot is a hidden Gem! Agree, do not be alarmed by the initial industrial neighbourhood. The park is beautiful, clean, paved, spacious sites, gates, and felt very safe. We had a back in site along the marina, we enjoyed that very much. Dog friendly. We enjoyed the restaurant and bar on-site. The staff were very polite, friendly and informative. We used ADAM to travel into the city 2 different days. He is wonderful! Highly recommend using him. Next time we'll stay longer. Yes the 1 person bathhouse could use updating, but it was adequate.

What a gem of a find! Please ignore the "industrial" setting that you first pull into off the highway. As you get closer to the resort, things become nicer. Once you pull through the gate, you are transported into a really nice resort! The lanes are wide for large rigs and for maneuvering your travel trailer. The roads are paved, the lots are gravel and spacious. There is a picnic table for each site. The dog park is small, though plenty big for my Jack Chi. The pool is beautiful and the hot tub is clean. The workout room has a variety of equipment, including plenty of weight for the free weight bench. It is well lighted at night, though not too bright for sleeping. Plenty of people (and their fur babies) enjoy walking at all times in safety. The bathhouse is clean as well. Do not miss this wonderful park and it's great employees!

We really loved our stay here and it easily could have been a 5 star stay except for one thing; THE BATHROOMS! What the heck?? Really the worst we’ve seen; in particular the ones at the back of the park where we were staying. It just makes no sense to me that the bathrooms haven’t been seriously upgraded given the rates customers are paying.That being said, the rest of the experience was lovely. We loved being on the water, the lush landscaping, the hot tub and pool and huge game room are great (though we would have loved to see the game room a bit more clean).Staff was great, everything great, bathrooms huge downside. If the owners fix that I’d say this place was top notch.

Hostile and incompetent staff. If you think there's any chance you might need to change or cancel your booking, don't book here. We had a three night booking that we had to reduce due to an emergency. I emailed the park the day before we were set to arrive, and when they didn't respond I called about 4:00 pm. I think it was just a security guy who answered as he wasn't able to help. He took a detailed message and said the office girl would call me back the next morning. I finally got a call back two days later, but she was just demanding to know our arrival time. When I explained we needed to cancel the first two nights, she located the email but refused to refund anything. Their policy says "50% refund will be given on cancellations made 3 days or less prior to your arrival date" and no refunds for early departures. She said she was counting this as a late arrival, which was considered the same as an early departure. Their policy says nothing of the sort. Tired of arguing with her, I told her just cancel the whole thing then, refund the 50%, and I'd rebook what we needed online. She seemed to have no problem with the full cancelation other than struggling with the credit card transaction, but for some reason our desire to rebook sparked a controversy. I'm now 15 minutes into this call and she hands me off to the assistant manager, a rather nasty lady who proceeded to argue with me more and then told me she would make sure they didn't accept my re-booking. OMG. I still don't understand why this needed to be so difficult. My partner booked a one-night stay anyway, and when we arrived, they refused us. The place kind of looked rather scary from the outside, so between that and the way they treated us, I'm glad we didn't stay. We've never been treated with such nastiness at an RV park. We ended up at New Orleans RV Resort, where the friendly staff gave us a lovely site on the water without any drama.

Great and very safe place to stay near the French quarter! Right across a parking lot from the hop on hop off bus giving you easy access to the best parts of the city. Very quiet despite being right next to an underpass. Pool and jacuzzi area is very nice though jacuzzi isn’t always warm.

We recently stayed at the French Quarter RV Resort for four nights while visiting New Orleans for various activities, including a Saints game. Initially, I was a bit skeptical about staying in an RV resort so close to downtown, especially given the surrounding neighborhood. However, I was pleasantly surprised by the overall experience.The resort felt extremely secure, with high walls topped with razor wire and a front gate staffed by 24-hour security. Once inside, the grounds were impressively maintained, with spacious, well-kept sites. The swimming pool and spa were great amenities for relaxing during the day.Although I recommend being cautious about walking outside the resort at night, I felt perfectly safe walking to nearby attractions during the day. All in all, it was a fantastic stay, and I would definitely return. This is a great option for those looking to stay close to the heart of New Orleans with the comfort and security of a quality RV resort.

We lucked out getting a spot here last minute for 2 nights! (The KOA was too far to Uber). It is so convenient to the French Quarter, good security, nice pool and hot tub, clean facilities, friendly staff, reasonable rates. The interstate and billboard did not bother us. Two suggestions: every site should have a picnic table and a few more trees would be nice!Warning: If you arrive before check in time, do NOT go downtown (where we got booted and overcharged)! There’s a big lot at Basin Street station 5 min from the campground for $5 for 10 hours. You can take the sightseeing double decker bus which starts right there!

Staff is friendly and helpful. Sites are nicely sized, location walking distance to the french quarter. This is right next to the freeway, and it's a bit noisy. It was warm, so the air conditioners helped buffer it some. There's a nice pool and laundry room available

Huge, brick back in sites. The grounds, as well as the pool, hot tub and restrooms were immaculate. Best location to walk to everything French Quarter or the Streetcar. The ONLY con is that it’s directly under the interstate so it’s a little noisy.

We stayed 3 nights and were very happy during our time there.The location can't be beat. So close to the the french Quarter and everything else.Often when visiting a large city the RV parks are far out of town and so much time is spent driving back and forth its limiting. This was so convenient for sight seeing and excersions.The facilities were nice. My family used the pool and enjoyed it.The park itself was really clean and lovely with the bricked roads and sites.It is extremely close to a very large very busy highway overpass but it didn't bother us at all. Our a/c and fans were running the whole time due to the heat so they mostly drowned it out.The surrounding area seemed fine. There's a wall enclosing the park with a gated entry, security cameras and a security guard. We felt completely safe.If you want to be close to the action, like the convenience, and want a clean park in the city this place is great.We'd stay here again in a heartbeat. It's pricey compared to rural RV parks but for a city stay a premium should be expected.

Okay…let’s get the bad part out of the way: this place is PRICEY. It is the most expensive RV park that I have ever paid for, or will ever pay for. Having said that, I also have to say that it is worth every penny! Located just North of the French Quarter, this place is ground zero for your adventures. The staff are amazingly helpful, friendly and knowledgeable. The facilities are spotless. And even though the spaces are relatively close and the green spaces are few, the park itself is quiet and comfortable. It is in the city though, and right by a freeway, so if that bothers you, look elsewhere. But that’s the only real negative.

You really can't beat this location. For those complaining about the noise, we hardly noticed it. It's normal city noise, and should be expected when staying in a city. And the billboard - we stayed right under it, and it wasn't bothersome at all. In fact, it reminded me to play the lottery for my chance at becoming a millionaire 🙂 (I didn't win, FYI).We walked everywhere. Bourbon Street was a few blocks away, as was the Hop On Hop Off bus. At no time did we feel unsafe, the security here was great.The campground itself was very clean. The pool was wonderful and the laundry and shower facilities were clean and updated.My only complaint is that we had requested to be next to my parents, who were traveling with us. We knew it wasn't guaranteed because the website says those requests aren't granted, but the campground wasn't even a quarter full the whole time we were there. I understand that rules are rules, but they were literally as far away as they could possibly be.We'll definitely be back if we're in the area again.

We made a last-minute reservation and loved it.The lady at the security post told us to come over the phone, and she got a spot for us. Indeed, she did. Check-in was easy, and we parked for the night. The pool was still accessible, and the place was relatively quiet, although outside traffic could be an issue on busy days; the park has a concrete wall for security and noise reduction, which does the job well.The place is clean with the typical New Orleans vibe we all love. Our stay was short, the checkout was easy, and I plan to return!Highly recommend.

We had a wonderful safe stay during JazzFest 2024. Jocelyn, the manager, is constantly on site and very attentive to her guests' needs and desires. You can tell she runs a very tight ship with her assistants showing the same level of good, friendly customer service. Yes, there are cheaper places for RVers to stay within a 10 mile radius, but we believe they are well worth the extra money. There are some rules others have complained about, such as strict checkout time of 11 AM, but without such rules, you are inconveniencing the guests that are taking your place that day. This is a very popular location within walking distance of many popular businesses within the F.Q. and Central Downtown Nawlins.It can be a little loud, especially if you are anywhere near the North portion of the park as it sits directly next to I-10, and there are a lot of ambulances using this central corridor to access the area trauma centers. It's one of the best kept and safest URBAN RV Parks we have visited. As for the homeless camps under the I-10, they're pretty harmless if you just ignore them. That's more of a cause of the political landscape of any Democratically controlled city these days. Especially the ones with year-round mild temperatures. Book a week or 2 here and bring your TOAD vehicle of choice. You won't regret it.Lastly for @darren baker about a month ago....how is it that everyone that has reviewed this park around the same time as you, ALL rated it with 5 stars? We were actually your neighbors during this exact time, yet we had a completely different experience. Could it be your just a complainer that is never satisfied? I suggest you try that other location about 6 miles N.E. of here. You know the one. Up in the old abandoned shipping docks on Lake Poncetrain. You feel right at home there and I'm sure the prices will fit your budget there better.

Extremely nice RV park located very close to The French Quarter. There is razor wire around the block wall fence so nobody can see in. Plus you get an access code to get into the park.Free coffee in the AM and they have a laundry room, pool, hot tub plus all the sites are concrete and level.Very nice place, but it is next to an expressway and NOLA never sleeps so you do hear traffic 24/7.

Perfect spot right outside the FrenchQuarter, about a 20 minute walk to the Mississippi River and all the fun streets. Sure it’s a bit noisy, but not intolerable. So secure, felt very safe. Pool and Jacuzzi were clean and nice. Side room with couches and coffee were a plus as well as the sitting area outside. Bathrooms and showers were very nice. Pricey, but worth it for us.

NO REAL VALUE HERE anymore. Whenever you see a website that doesn't actually post their pricing and the forms to get reservations say to call, it's a huge red flag. Why have submission forms online or a site that says book online and then you have to call. This is a TOURIST TRAP type business model. Call to get a reservation and they will quote you a price based on what's going on, based on who you are,  or whatever. If you read other reviews the prices are all over the place. And sometimes they require so many nights as a minimum. Let me guess.....Mardi gras and you jack up the price. We stayed here before and the vibe and the pricing had some value because we got a good spot but this time there was really no value to be had. We were put in the back corner by the freeway which was extremely loud and  paid the same rate "ish" we did the first time we were here and a much better spot.  For us, we came down here for jazz fest and paid $196 a night. The location of the park is good. The amenities are good but to be stuffed in the back corner under the freeway was definitely not good. The general vibe of the place this time was aggressive. Their rules have lots of exclamation points saying everything is "strictly enforced" and if you do something wrong you will be charged immediately $100. There should be a balance between rules, aggressiveness and attitude. Not friendly at all. I am not the enemy! I am a paying customer. We called and asked to be moved to a place less noisy and they immediately said no without checking without looking or even pretending to do so. We came to find out that all the good spots are already owned. Meaning the open public spots are the bad spots.....so...Not a lot of value here anymore.... and we won't be coming back. Also, because of our spot the wind was blowing trash into our space. And of course we had to pick it all up or risk getting charged $100. So I was doing their job for them. So nice. Owner response to other negative reviews is oh so defensive, sarcastic, and condescending. They give zero fox. Makes perfect sense. BTW you can boondock right next door in the public parking lot for next to nothing.UPDATE: YOU SEE THE OWNERRESPONSE.Nailed it. No defense available just a condescending sarcastic response as predicted.

We stayed here for a few nights for a business convention. The photos really do not do this property justice. It's really beautiful, well kept and we felt very safe. The private, full restrooms were really great. We had our dogs with us and appreciated the privacy of space #37 with the tall hedges. We loved our stay here. The park was clean. Pool area was relaxing. 15 minute walk to Bourbon Street. Very secure. Full hookup with wifi. Employees were so helpful and friendly. We stayed on a premium site with a gazebo. Hardly any road noise. However, the rate was a bit pricey which is why this review is 4 stars and not 5.

Perfect location and perfect price. Walking distance to everything. Right off the 10 and at the top of the French Quarter. We will definitely be visiting again. They have 4 individual restrooms right off the pool patio. Restrooms are one room with toilet and shower. Very clean. The resort has full hookups. Very pleasant staff.

The rv park itself is very nice. Extremely clean and well maintained. The clubhouse, pool and hot tub are wonderful. Secure and gated Coffee available every day till noon. 20 minute walk to the French quarter. Only issue is the noise. You are directly beside hwy 10 and many homeless living under the hwy. So traffic noise, police cars and loud music. If you pay for premium $155 you will be further away from highway noise otherwise $120 for a regular spot. If you can sleep with the noise, this place is great.

Great gated location right on the Lafitte Greenway which was nice for a bike ride (which you could take to a grocery store and back if needed). We walked from the RV park to the French Quarter with our teen kids and felt safe. One side of the park does bump up to the highway and an unhoused encampment underneath. Our site was closest to this area but due to the 12 feet concrete wall, felt safe and did not hear the constant sound of traffic. Great pool/hot tub, credit card enabled laundry and four nice private shower restrooms. Sites are very simple, power & water but no picnic tables or fire ring / grills at sites. You could walk to pool area to use those amenities.

This place was great! It’s gated and has a brick wall all the way around. Walking distance to the French Quarter. It is close to the hwy so you will hear sirens and vehicles but you have to expect that in a city. Great staff as well. Also a security person is on the grounds at all times.

We just spent 4 days here in early March. Location was a little further than we anticipated from the French Quarter. I'd say it's about a 2-3 block walk to Louis Armstrong Park and 4-5 blocks to where restaurants and stores are. You are basically under the highway, so anticipate noise towards the back of the park. Endless sirens and jay breaking semis. Security is tight, but take note there is a homeless encampment directly behind the resort. They advertise free ice machine, but looked like it had been broken for a long time. Hot tub water had an odd smell and they were blaring TLC at full volume at all times on the pool TV, so we couldn't relax at all. Wifi was just okay.I'm giving 3 stars for the service and the pads are level and grounds were somewhat well kept, although I admit due to the price I almost gave 2 stars. It's the most per night we've ever paid.

This place is amazing! Even with all the positive reviews we were nervous about the location and how safe it would be. We felt very secure the whole time though! French quarter and Bourbon street are a quick walk. We always walked it in the daylight and felt safe. Not sure what nighttime would be like. The staff at the resort are great too. Very friendly.Our only complaint was where our spot was. It was right by the highway and so was noisy at night. We will book a premium spot next time for sure to be in a quieter area.

This is one of the cleanest, safest places you’ll find in New Orleans!The park is incredibly clean, the pool & hot tub are clean and well maintained, the bathrooms/showers are also very clean and spacious. The park has a concrete wall around it and security after the office is closed. Staff is extremely friendly and happy to provide any information about the city. Bourbon Street is only a 7-10 minute walk.You should note that the location is great, but the highway/overpass is right beside the park, so it can be quite loud (with large trucks and sirens) if you have your windows open.But! Would stay here again!

You pay a lot just because it’s close to the French QuarterThe staff is rude and the manager is probably the son of a girl.There is no cleaning between departures and arrivals, however we will urge you to collect the waste that must come from the highway just above and we will call you 15 minutes before the checkout deadline to ask you to get out quickly.You must also take your trash outside the campsite because even at this price no collection is included, in fact there is not even a trash can in the campsite.The showers are pretty clean but none of them work properly, no hot water or no pressure.Otherwise the first locations are ok but most are at the bottom under the highway, if you are ok paying between $135 and $300 per night to sleep under a bridge then this place is ok, but be aware that on the other side From the wall there are homeless people who don't pay at all to live in the same place.Right next to the campsite and opposite the police station there is a secure city parking lot for $25 per night and RVs are allowed.

We have been here many times in the past. This time, we are noticing that the park is starting to look ran down and the staff is not friendly at all.
GOOD, but extremely NOISY!We arrived to stay 1 night. The service was not the best. I arrived and they didn't even say good afternoon and they barely looked at me! We got a spot and we just couldn't SLEEP, it's on the side of a busy highway all night. It was horrible (we paid $131 a night, very expensive) the next day we changed locations and then the nightly rate cost $171. the location was good, very close to Bourbon Street. the bathrooms were 4 with a shower and toilet together, they were basic.

This unassuming lil jewel is right in the heart of where you wanna be. It only has 52 sites, all with full hookups on concrete and brick pavers. Full laundry services and showers are also available. We walked out the gate and went behide the wooden fence. It was just a few blocks to the French Quarter. This place is far enough away from Bourbon Street that you don't hear all the goings-on but close enough to walk there if you're curious. HIGHLY RECOMMEND!!!

This is truley the best RV park to stay in NOLA near the french quarter. It is in walking distance of just about everything. Also the security keeps the place super safe at night. Coffee is also free in the mornings. The bathrooms are fantastic and spotless. Each is its own individual place with a door that locks which includes a shower. Honestly, will stay here again.

Place was clean and secure. I asked for the rates and she told me $120.00 a night but we don’t have any of them open. We only have $170.00 a night, so we took it for 2 nights. She flat out lied to me! The place wasn’t full and there were plenty of cheaper spots open. Bad for business if they can’t tell the truth!

Tried to book Feb 7 to Feb 11 2024 (5 nights). They had availability but refused to book me due to a 5 night minimum requirement that starts on the 9th of Feb. I was booking 5 nights! They wanted me to pay through the 14th!When I said that due to work obligations, I could not stay past the 11th and that New Orleans RV is not demanding stays past the dates requested, she hung up on me. Horrible customer service! Horrible policies.

I was surprised to pull in and find the sites not level after paying 133$ for a single night, but okay, we can use our leveling ramps. It was noisy and has a gigantic lit up billboard literally in the middle of park, but the location can’t be beat. The shower doors were flimsy without a curtain so if somebody tugged on it you’d just be exposed in the shower to everyone on the patio/pool area. If it was just that I’d give 3 stars. The kicker was in the morning I found two different screws very near my rear tires. Due to the unlevelness, I maneuvered all over the pad looking for the best of a bad situation the day before. After finding the screws I was very worried about having one in my tires even though I looked as best I could at my tires. I alerted the staff and gave them the screws and they blew it off. Maintenance admitted that it’s not policy to clean or sweep off the parking pads between uses unless they see a huge mess. That means this place doesn’t even have the cleanliness of a $30 state park.I don’t recommend any traveler stay here.

We love visiting here since the resort is nicely maintained, great security, and great location to Ceasars Dome and the French Quarters. However, I gave 4 stars because the hot tub is not hot its warm. In cold weather like this a steaming hot tub would.be very soothing and result in a great night's rest.

We really liked this resort. It felt very safe. Was close to everything and super walkable or a short Uber ride away.We wanted to go in the hot-tub but it wasn’t heated enough when we were there in December, maybe lukewarm bath water.We would stay here again. Beware There is a lot of road noise because a highway is right above the resort.

Very well maintained RV park. It's in a good location to be near New Orleans proper. Only down side is frequent gunshot sounds and the interstate noise. A little pricey but the security is worth it. We stay here a couple of times a year.

i down graded service for the new "rules"...i did not pay $120 a night for lecture from a 3rd grade teacher...not everyone is going to go out of their to break rules...dont treat us as if we are...also enforce rules "no parking in employee spots or empty RV sites" there seems to be an exception for when the club house is rented put for private events...oh...not comfortable in the hot tub when a large group of people is hanging out, smoking, in pool area during what appeared to be a gender reveal party...security had to park in an empty rv site...rules say they should have been towed...tub/pool time changes from 11pm to 10pm? why?...also i think the guy sitting in the golf cart smoking and watching tv can maybe pick up trash once or twice a day...as it used to be...otherwise love the place...

The location for this one is a mixed bag. It is about 7 blocks from the French Quarter so that was great. Totally walkable. However. It is right under I10 so really noisy. So many sirens and loud cars and motorcycles. Nice spaces and small pool/hot tub. Full hookups. Nice staff.

A few blocks from the French Quarter. One city block walled in with small sites, full hookups, 4 bathrooms with toilet, sink, shower. Pool and hot tub, free ice machine, laundry room, office with ATM, workout room. Expensive for a "campground," but it's priced for the location. Very noisy because it's essentially under I-10. I have a few areas of concern: I wish there were a few more restrooms. I think there should be more places in the restrooms for the stuff you need to bring in for a shower--hooks and shelves, etc. They offer coffee in the morning but only have saccharine and coffee mate which renders the coffee undrinkable. Either do a nice coffee setup like at a hotel, or just skip it. Small issues. Overall a good experience.

Very clean and secure resort. Walking distance to the French Quarter. There are homeless people in the area, but not nearly as bad as other places like San Francisco, Portland, or Seattle, and they don't bother the guests. It is also right under an elevated freeway, but the noise is not as bad as other resorts that are on the same level as a freeway. The people who complain about this resort are complaining about the things that are obvious and should be expected. This is a nice resort and is highly recommended.

I booked and paid for a 2 night stay a couple of months in advance. Eleven days before we were to check in, our camper broke down and had to go in to the shop. We were really disappointed since we've been looking forward to, and planning our stay. I called 11 days before checkin to cancel and they charged me $50. That makes me never want to try that place again. We are already upset about our camper, and have to scramble to find a hotel room, and now we are forced to pay a $50 cancelation fee. I could understand if it was a last minute cancelation, but its not. We have never had to cancel a reservation before, but from now on I will be sure to ask upon booking. We won't book with this place again.

I stopped in to ask if I could take some pictures for my Sister and Brother-in-law. They are RV’ers and are planning a trip to the City. The French Quarter RV Resort is just that. Very nice wide spaces with covered cabanas by most. There is also a nice club house and beautiful pool. The place was spotless and well secured by a tall masonry fence and monitored iron gate. A great location on the edge of the Quarter and easy access to the Interstate. Very friendly folks and a really nice operation.

Well maintained RV park. Beautiful pool and clubhouse, gym and laundry. We had site 33 with was spacious and had a screen gazebo. Close to downtown and we did feel secure at the park.

Great location because it's close to the Quarter. Interstate 10 is right by this place but you can't beat the location. Walking distance to Jackson Square and Bourbon Street. Full hook ups, bathrooms, laundry, pool. Walled in RV park next to a cemetery.

The place is next to a fish factory that dumps their rotten fish outside so imagine the unbearable smell we have do deal with while paying almost $100 per night. Cant use the pool or be outside for too long without getting nauseous or sick. Im super disappointed

Weren't expecting something this clean and well kept so close to the French Quarter. Arrived late after 12pm yet they knew we were coming and the security man opened the gate and within minutes we were on site and setup. We were placed in the south side about halfway to the expressway. We could hear the traffic on the road but it didn't bother us. The west side would all be within 70-80 feet and passing traffic might bother them but that is just my thoughts. Still the park is small but very nicely laid out so that each spot has a little green grassy area to break up the street and brick laid RV spots. All the connections were clean and all worked great. Workers were pleasant and friendly. Trash in plastic bags left at the curb seemed to disappear quickly. washing machine area was clean and spotless. It was cleaner than the cleaners we have at home. Haven't used the pool or spa yet but within the next 5 days we’ll use them but while walking our dogs I could hear people using the spa and laughing. So far so good. Weather has been great. We have driven to/from the RV park and it is nicely located. The gates are open in the daytime but are closed at night making us feel safe. Seeing the night security guy making rounds gave me a good feeling too. As for us we don't have a working sat system but our HD antenna gave us 27 stations to watch. My wife counted them. At home we are lucky to get 5 stations with 4 of them spanish language stations. If you decide to stay here you will appreciate the security and closeness to the FQ. Cost a little more but very handy clean and safe.

Hidden gem close to the French Quarter. From outside the walls, the place appears to be a little on the sketch side. But once inside the gates, the resort offers an excellent hottub, pool, and laundry facility as well as VERY well-appointed RV camp sites. I DO highly recommend the premium sites as ours was quite large and included a screen enclosed gazebo with seating at a table and the ceiling fan and light inside. The standard sites appear to be on the side of the resort across the street from the elevated highway, so I'm guessing they can be a little noisy. However (at least in our RV), we can't hear outside very well with the AC running, so if you're not planning on sitting outside the noise, it may not even be a consideration.

I wish we could give more than 5 stars. Great location, short walk into town. Almost next door to Louis Armstrong park. I walked every day and several evenings and never felt unsafe or threatened in the surrounding area. Staff were all very pleasurable and friendly. Sites were clean and several have surprising amenities. Screens Gazebo's, bench swings and one even has a bar are among the perks of a premium site. Pool was clean, restrooms were kept spotless through the day, not just cleaned once and left.

A very nice rv resort with a friendly and knowledgeable staff. The sites are large enough for my 40 ft rig with its slide outs. The entire park is well cared for and kept clean.The only drawback is that the park is right next to the highway and the road noise.

Ill be very honest- I came into this RV prepared to find somewhere else and quick- HOWEVER, we were incredibly pleasantly surprised! It was wonderful. At no time did I ever feel unsafe, even coming home after dark. The park itself is secure, quiet and clean. It was warm at night so with the AC running we never heard the freeway. The underpass immediately across from the park was clean and safe and we felt comfortable riding our bikes throughout the entirety of the neighborhood. Staff was friendly! We would love to have seen a little more grass or a fenced in park for the pups but such is life. Thank you for a great stay and we cannot wait to be back!

Great location so you can walk and not drive . Be prepared, as soon as you leave the park it’s very dirty. Trash and homeless everywhere. The pool and hot tub are fantastic and they have a big ice machine for everyone. Solo bathroom with shower is a nice touch, especially for families.

We wouldn’t return due to the location of the park. The park itself is clean, sites are spaced out and the staff was friendly. Everyone is great here but the park is right next to a bridge and it was EXTREMELY loud from cars passing by, revving their engines and/or blasting music. The location in proximity to the French quarter is perfect for walking but due to the loudness of the road we have to give a lower rating which is no fault of the park though and unfortunately something they cannot control.

When planning camper trips, New Orleans is not a city that immediately comes to mind. Who would have thought that right on the edge of the French Quarter lies a spacious, secure, and beautifully well maintained RV park complete with a swimming pool, hot tub, private bathroom/showers, and continental breakfast?!? Wanna check out the French Quarter? You're just a short walk to any and all of the sights and destinations. Next time you're traveling the South in your RV or with your camper, don't overlook New Orleans as a destination. You can park your whole rig right in the heart of the action.Almost forgot to mention, the resort is located cattycorner to one of New Orleans famous and historic cemeteries. In the photo of the camper below, you can see the tops of the tombstones. So cool...

You can't beat the location. Right in the heart of the French Quarter. This our second time at this park and the surrounding area seems to have gotten more "sketchy" since our last visit. And yet I felt perfectly safe. They have excellent security. We reserved our site at the last minute so we were in the back, under the highway overpass. Not an ideal location. If you can, book a site closer to the office. It served our purposes and if we ever visit New Orleans again (in our RV) we would gladly stay here a third time.

This RV Resort was absolutely amazing in all aspects. We just got back from our trip and already planning another one soon. The staff were very friendly and helpful. The security guard was so nice and informative as she was born and raised there. She was able to tell us what areas to stay away from at night. It's a secure, gated park with high walls and spikes on top of those! The pool and hot tub were a perfect way to end the evening. We were able to walk just a few blocks to the French Quarter. Can't wait to go back!

I loved everything about my 2 night stay at French Quarter RV Resort. At $120/night, I thought it was a little pricey, but if you try to save a few bucks by staying across the river (closest park I could find) you'd be spending whatever you saved in taxi/Uber rides. Don't even think about PARKING near the French Quarter - that's insane as it's super expensive and hard to find.The RV park is very clean, easy to navigate, easy walking distance to all the French Quarter sights. Additionally, it's close to a terrific hike/bike trail that takes you to Mid-City and Audubon Park. Although I didn't use the park's bathrooms/showers, I checked them out and they were super clean/modern. The office was efficient and on-site host was helpful. This place takes security very seriously and I felt very safe in the park. Best of all, it's right next to I-10, so it's convenient and I thought the road noise was negligible.Is this a place where you want to hang out in front of your RV and soak up the sun and peaceful ambiance, absolutely not - you're here to explore one of America's great cities and this is a convenient launching those explorations

We stayed a few days here during Halloween.We did NOT partake in any of the Halloween activities around NO, but we did do some sightseeing.This resort was easily walkable to the French Quarter. There was some road noise from the interstate, but it did not bother us.If we were going to stay in NO again, this is definitely where we would stay.

In terms of location, this place is great, We actually just walked to bourbon st. You will have a lot of restaurants options within walking distance. Place is clean, has security, pool, hot tub and laundry area (which will take cc). Its on a cement/bricks and gated. Some of the sites have a screened in gazebos. It isn't cheap to stay here. You do get what u pay for except for loud noises outside the resort only if your RV AC isn't on. This is below i10 so you will hear loud music, cars and ambulance. Also place felt secure. We also had a pleasant and easy communication with the staff. They even called just to let me know what's going on.
